The Hidden Loophole That Helps You Buy Investment Properties
In continuation of last week’s 1031 article. Today, we bring you the reverse 1031 exchange and its benefits.
A reverse 1031 exchange is a way for real estate investors to avoid paying taxes right away when they sell one investment property and buy another. Normally, in a 1031 exchange, you sell a property first and then buy a new one. But in a reverse exchange, you buy the new property first and sell the old one later.
This is helpful when the real estate market is very competitive, and you don’t want to miss a good deal. You can act fast and buy a great property before someone else does. To do this, you must work with a special helper called an Exchange Accommodation Titleholder (EAT). The EAT temporarily holds the new property while you prepare to sell your old one.
From Classrooms to Emojis: Why Hair Representation Matters
In many schools and workplaces, Black Americans have faced unfair treatment just because of their hair. To help stop this, 27 U.S. states and many cities have passed their own laws called CROWN Acts, which protect people from being punished or discriminated against for wearing natural hairstyles like braids, locs, afros, and twists.
Even though this is progress, unfair treatment still happens, which is why people are asking for a federal CROWN Act, a law that would protect everyone across the country. In schools, Black students are punished four times more often than other students, and a lot of the punishments are because of dress codes that say hairstyles are “unapproved.” In jobs, many Black women say they’ve been sent home or even denied interviews because of their hair. About one-third of young Black women believe they didn’t get a job interview because of their hairstyle.

Selena Gomez will be honored as the 2025 Woman of the Year at the Billboard Latin Women in Music event. The award goes to a woman who shows strong leadership, big achievements, and a positive cultural impact in music and beyond. Pope Francis, the first Latin American pope, passed away at age 88. He was loved by many people, especially Latino Catholics in the U.S. and Latin America. Bad Bunny has released a new pair of sneakers with Adidas. And these aren’t your regular sneakers, they're called ballerina sneakers and are based on Adidas’ Taekwondo design. Bad Bunny added his own style using suede and canvas, just like in his earlier shoe drops.
The new sneakers first came out in yellow, but now you can also get them in off white or black colors that many fans have been waiting for. The shoes cost $120 and were available at Adidas. They have sold out fast but you can still look for them on resale sites like StockX and GOAT.
The idea behind the shoe is to make something more female focused that also represents Bad Bunny and his fans. According to Adidas designer Claire Sterling, this is just the beginning of more styles that include everyone.
Fans are very excited. When pictures of the black and off white versions leaked back in January, people flooded social media with comments like “NEED” and “WANT.” Many shared the photos and couldn’t wait for the shoes to drop. Now that they’re finally out, fans are rushing to grab a pair.
